Tips on How to Make Your Home Look Great and Sell Quickly!

Pricing your home right is one of the most important things you can do. Below are items that will help your home show well and remember we can't change 'First Impressions'.

Drive-Up Appeal

Landscaping -Trim all hedges and shrubs, mow lawn and plant bright flowers or add containers. Remove dead trees, shrubs, plants, old furniture, damaged yard accessories, rusted swing set or other toys. Exterior - repaint if necessary, remove newspapers and flyers, sweep porch, remove cobwebs, clean, repair or replace door, screens, windows and hardware.

Lighten Things Up

Open drapes and blinds and let in the sunshine. Turn on a small lamp in dark rooms. A fresh coat of light neutral color paint can brighten up any room. Clean out closets, garage and attic. Remove unnecessary pieces of furniture. Make sure that the buyer can walk through the home without having to walk around furniture. Consider renting a storage unit for extra items. Remove small photos from the walls and items from countertops. Clean or replace carpets, tile or wood floors, don't let them be a distraction from your home.

Check and repair leaky plumbing. Clean any rust stains. Windows and doors should open with ease and without noise. Empty and deodorize trash containers.

Put away collections of figurines or fragile items. Don't store any valuables in sight.

Kitchen and Dining Area

Clean the kitchen from top to bottom. If the wallpaper is damaged repair or place. A light neutral color of paint can create a bright atmosphere. Prospective buyers will look in the oven, cabinets, pantry, etc. Remove refrigerator magnets, calendars, notes and other items from the front of the refrigerator. Put small appliances away and clear off countertops. Add fresh flowers, plants or a bowl of fresh fruit.

Put a new white tablecloth on the dining room table and add a centerpiece or fresh flowers. If the table has extra leafs, remove them. Polish the furniture and clean the globes of the light fixture. Clean the carpets in all areas of the home. Remove any excess clutter.

Bathrooms

Clean the ceramic tile and grout. Repair any loose or cracked tiles. Hang fresh towels; white will downplay dated ceramic. Shine the chrome fixtures and mirrors and remove stains from the sink or counter top. Remove personal items from display and organize vanities and cabinets. Keep the trash container empty and room deodorized.

Bedrooms

Create an environment that is relaxing. Remove excess furniture, toys and other unnecessary items, cleanout closets and organize shoes on a shoe rack. Make the beds everyday and replace bedspread if necessary. Keep headboards, nightstands and bookshelves organized and free from clutter. Fresh paint, flowers, and decorative pillows can help create the right atmosphere for rest.

Pets

It is helpful to keep pets kenneled while your home is on the market. If it isn't possible, be sure your agent understands the names of your pets and where the pet is located (backyard, etc) and if the pet is allowed in if out or out if in. Keep their area clean and deodorized.
